Maintenance Program

Heating Inspection (Heat):

  • Inspect burners, pilot assembly and sensors. Clean if applicable.
  • Safety check heat exchanger for cracks or damage.
  • Check and lubricate blower motor and moving parts if necessary.
  • Check flue for proper draft. Check for gas and flue leaks.
  • Inspect thermocouple.
  • Inspect air for burner efficiency.
  • Check fan limit controls.
  • Check wiring, burners, fan limit, and controls.
  • Check condensate drain and pump. Clean if needed.
  • Check and clean condensate trap.
  • Check thermostat, calibration and operation.
  • Check pressure switches.
  • Check temperature rise.
  • Visual inspection of hot water heater.
  • Inspect furnace filter. Replace if needed.
  • Inspect air cleaner. Replace media if needed
  • Check system operation & evaluate performance.
  • Check safety controls, total performance, operating efficiency, and safety of heating system.
  • Provide customer with needed repairs & recommendations.

Humidifier Inspection:

  • Check & Clean humidifier.
  • Replace evaporator pad if needed.
  • Oil Motor.
  • Check water supply.
  • Check drain line, and clean if necessary.
  • Inspect operations.
  • Provide customer with needed repairs & recommendations.

Cooling Inspection (A/C):

  • Check all wiring and connectors.
  • Check condensate drain and pump. Clean if needed.
  • Check and clean condensate trap.
  • Check compressor contactors.
  • Inspect furnace filter. Replace if needed.
  • Inspect air cleaner. Replace media if needed.
  • Check belt and adjust tension.
  • Check condenser coil & clean if needed.
  • Test voltage and amp draw of compressor.
  • Check condenser fan motor.
  • Check and adjust thermostat.
  • Lubricate all moving parts if necessary.
  • Visual check for leaks.
  • Check refrigerant.
  • Provide customer with needed repairs & recommendations.

Boiler Inspection:

  • Check Gas regulator.
  • Check Coupler.
  • Check Circulator.
  • Check Expansion tank.
  • Check Pressure gauge.
  • Check Relief Valve.
  • Check Aquastat.
  • Provide customer with needed repairs & recommendations.

Indoor Air Quality Inspection:

  • Check Air Cleaner.
  • Check Air Filter. Replace is needed.
  • Check UV Lights. Replace if needed.
  • Analyze areas for mold growth and problems areas. Recommend solution to cure.
  • Provide customer with needed repairs & recommendations.
